Leasehold Property with 69 year lease (please refer to legal pack) in Brislington with prominent street frontage and 1,507 sq ft of space suited to a range of future uses, subject to any required consents. Behind the street frontage, the accommodation extends to 1,507 sq ft and opens into a broad main trading or retail area with open floor space and a counter position to the front. To the rear, there is a further back room, a kitchen area and additional ancillary space, creating a practical arrangement for a range of commercial uses, subject to any required consents.

A prominent street frontage within The Concourse gives the property clear presence in an established urban setting.

With vacant possession available on completion, there is a straightforward opportunity to bring the space back into use, and it may particularly appeal to developers seeking a well-positioned commercial unit with potential for future enhancement, subject to any required consents. We have been advised of the following lease information: 69 years remaining on the lease, (please refer to legal pack).

The Concourse sits in Brislington, an established urban area of Bristol with a strong range of day-to-day amenities close at hand. Lidl is 0.2 miles away, Tesco 0.3 miles and Morrisons 0.6 miles, while The Pilgrim Inn and Spice Bazaar are both 0.1 miles away, with Costa Coffee at 0.4 miles. Bristol Temple Meads lies 1.8 miles away for wider rail connections, and the area is also served by Holymead Primary School, Broomhill & St Anne's Park Children's Centre, St Brendan's Sixth Form College, Nightingale Valley Practice, a hospital, leisure facilities, a post office and the University of Bristol.
